SBA 422: Zeroing in on Net-Zero: Unpacking ASHRAE 228-2023

One thing to note, the ASHRAE 228 standard isn't about design guidance or requirements; it's all about evaluating existing buildings and determining their zero net energy or zero net carbon status. The heart of the standard lies in sections four through eight. Section four covers the administration, enforcement, and compliance aspects, including the all-important Normative Appendix A Form 1. This form will likely require third-party independent reporting, which is where those new consultant positions will come in.

Sections five through eight get into the nitty-gritty of how to evaluate a building. With equations, site boundaries, and community definitions, you'll need to have your thinking cap on for this one. But don't worry, the equations are relatively simple compared to some other ASHRAE standards.

The ASHRAE 228 standard also dives into the hourly site energy factors, which are becoming more critical as we move towards grid-interactive buildings and intermittent grids. As energy consumption and production need to be dynamically adjusted, we'll see more requirements for hourly, or even by-the-minute, utility reporting.

And of course, the standard wouldn't be complete without addressing annual refrigerant leakage and the impact of off-site renewable energy. There's even an appendix that touches on embodied carbon lifecycle, which could be a hint at what's to come in future versions of the standard.
